Are you planning to rent or convert a property for short term rentals? Do you own a furnished unit that you wish to marketed? We link property owners (the nest) with guests (the nomad). We will list your property, find the guests, look after them and ensure your property enjoys great reviews. With us you can choose from our flexible service offering, earn effortlessly and enjoy peace of mind.
Property set up advise
We carry out detailed property assessments to advice on furnishings and fittings that will set up your unit to resonate with guests in the market. We negotiate and pass on discounts from preferred suppliers with good quality fixtures and fittings.
Professional photography
A picture is worth a thousand words. We have worked out great deals with our professional real estate photographers to capture your home in best light. Expect high resolution photographs that will improve your listing quality
Listing and price optimization
We create optimized listing outlining your property’s best features. Based on years of data collection and current market research, we plan out your property’s best rate strategy to ensure maximum yield. We promote your property on our website, through our database of clients through our central reservations and on a variety of online portals, thereby maximum visibility.
Guest communication & Upselling
We manage all pre and post stay communication and assist with check in, key management, supplies and check out, just like a hotel. We also arrange a variety of add-on services for increased guest satisfaction: airport transfers, ground transport, tours, chefs and other services. We take time to know what your guests need, improve their experience and increase guest loyalty.
Property management and maintenance
We can partner you with our trusted team of housekeeping and maintenance partners, all of whom have hospitality industry experience and provide quality services for your property (available in select locations). In areas where we do not have this service, we can train your own team to handle these aspects of management.
Reputation management
After the guest checks out we follow up for reviews, manage those reviews and ensure they are posted to improve the property’s online reputation.
Our fees
Joining fees
We charge a joining fee that covers an initial site visit, property evaluation, advise on set-up and licensing, pricing market survey and creation of initial listing. There is a separate fee for detailed property assessment (with detailed report), professional photography and interior design assistance or service.
Management fees
this is a percentage of the value of business generated. It will cover the following services
- Revenue Management: periodic pricing reviews to ensure best pricing for the season and maximization of occupancy and yield
- Reservations & Front Office: we respond to all guest inquiries, manage reservations including periods blocked for owner use, upsell additional services to maximize guest satisfaction and coordinate guest check in process
- Guest Relations: we have a 24-hour telephone service to handle all in-house guest concerns and manage the checkout process
- Property management: we will oversee the housekeeping sourcing & changeover management, sourcing and managing maintenance and laundry contractors and periodic inspections
- Reputation Management: follow up and respond to online reviews
- Financial reporting: receive detailed monthly accounts with detailed revenue and expenditure accounts with prompt settlement
